Lintel replacement

This lintel had been exposed to a leak in the sarking, coupled with a few storm seasons. The existing wood had been totally destroyed. The only element holding up 45 square metres of roofing tiles was 35mm of top plate. The springs on the garage door had damaged the interior cornice as the lintel bent 200mm from its level position.

And after the framing was replaced:

Finally, plaster, cornice and door returns were all replaced or repaired. The fibre cement exterior soffits were also replaced, and the entire repair was ready for paint within a week of demolition.

Ceiling repair

We arrived to find the ceiling sagging by 30cm from the original ceiling height. Water had been leaking through the tiled roof and into the ceiling space, gradually weakening the plasterboard. Eventually, the board would have caved-in. The process of bringing the ceiling down took about five minutes! The key to this job was controlling the dust in our clients’ living space.Image
